AI Rent Advisor · The corner shop
Before a renewal or a new letting, AI Rent Advisor looks at comparable listings near the unit and your own rent history, then suggests a range with the reasons it used. It is a suggestion only. You decide the rent, within the agreement and the law.
Inside AI Rent Advisor
Similar units in the same locality, matched on size, floor, furnishing and amenities.
How long your units stay vacant at different rents, and how quickly they let.
A low, typical and high figure, with a note on how many comparables were found.
Each suggestion lists the factors that moved it up or down, in plain language.
Suggestions appear alongside the Agreement Vault reminder, 60 days before expiry.
If the agreement caps escalation, the advisor says so and does not suggest beyond it.
How it runs
60 days out
Agreement Vault notes the end date and asks the advisor for a range.
Same day
Comparables and history give a range with reasons.
Your call
Keep the rent, apply the agreed escalation or propose a new figure.
45 days out
Your chosen rent goes into the renewal draft.
Responsible by design
Every range lists its comparables and reasons. If there are too few comparables, the advisor says it is not confident rather than guessing. It never uses anything about the tenant as a person.
Vacancy has a cost
The advisor shows how a higher asking rent compares with the risk of a longer vacancy, using your own letting history where it exists.
Fair to both sides of the door
A good property manager is trusted by both the landlord and the tenant. These are the rules we build to.
Rent suggestions are estimates with reasons. Owners set rents within the agreement and the law.
We do not screen tenants by religion, caste, gender, food habits or other personal characteristics, and we do not support discriminatory listings.
Tenant ID documents are encrypted and visible only to the owner or an authorised manager.
Rent and deposits go directly to the owner's account. We record them; we do not hold them.
Owner and tenant data is used only to run the service. It is never sold or rented to anyone.
Questions
No. It is a suggestion with reasons. The owner decides the rent, within the agreement and applicable law.
